Why a city page beats a county page
What changes at the city line, and why it matters
This is why the site treats each city as its own page instead of lumping them into three counties.
Who actually owns the water
The answer is rarely the city you would guess. Palm Springs and Plantation each run their own utility. Greenacres and Royal Palm Beach both buy from Palm Beach County. Palm Beach Gardens sits on the Seacoast Utility Authority. Aventura draws largely from a utility that North Miami Beach owns. Coconut Creek owns every pipe in its system but no treatment plant at all.
When the houses actually went up
South Florida’s drain material shifts from cast iron to PVC right around 1975. Lake Worth still has cottages dating from 1913 to 1949. Palm Springs built roughly 800 houses in a two-year span starting in 1957. Royal Palm Beach saw almost nothing built before 1979. One region, several different centuries of pipe.
What the ground underneath is doing
Pembroke Pines sits at zero feet of elevation. Plantation and Davie are both drained Everglades land. Royal Palm Beach could not be built at all until a drainage project went in first. Wherever the water table sits close to the surface, a slab leak travels through the fill and shows up somewhere well away from the actual break.
Who signs off on the permit
Usually a city department, though not necessarily the same city that owns the water supply. In unincorporated communities such as Kendall there is no city government at all, so the county handles both roles.
